Inventory is the headline number
Months of supply tells you how long it would take to sell every home currently listed at the current pace. Roughly under four months favors sellers, roughly over six favors buyers, and the middle is balanced. Central Florida rarely sits in one state across the board: a well-kept three-bedroom in a strong school zone can be in a seller's market while a higher-priced home a few miles away is not.
Days on market shows urgency
When the typical home is going under contract in a couple of weeks, buyers need to be pre-approved and ready to move. When that number stretches, buyers get room to negotiate inspection items, closing costs and price. Watch the direction it is moving, not just the number itself.
Price reductions tell the truth
The share of listings that have cut their price is one of the most honest indicators available. A rising share means sellers are starting above what buyers will pay. If you are selling, that is a warning about your list price. If you are buying, that is where your negotiating room lives.
Sale-to-list ratio
This compares what homes actually sold for against what they asked. Near or above one hundred percent means competition and multiple offers. Below it means buyers are successfully negotiating. It is the fastest way to know whether you should offer at, above, or below asking in your specific area.
Rates change the payment, not the plan
Mortgage rates move the monthly payment and therefore the size of the buyer pool. When rates climb, competition eases but budgets tighten. When they fall, buying power returns and competition follows. Trying to time the exact bottom rarely works. Buying a home you can comfortably afford, and refinancing later if rates improve, usually does.
