I sold my Orlando home from out of state, and it wasn't a simple listing. The house was built in 1958, it had been on the market once before without selling, and an earlier contract hadn't made it to closing. Eric took all of that on and delivered a result I didn't think was on the table. What set him apart was strategy, not just effort. He priced the home to what the market would actually pay rather than to what I hoped for, and he was right. The listing presentation and marketing push were excellent, and the home drew serious attention almost immediately. We were under contract in about five days with no price reductions, at a time when most listings in the area were cutting prices. He also pushed hard for a disclosure-forward approach: get every inspection finding, warranty, and service record in front of buyers, so there were no surprises for anyone. I believe that's the single biggest reason this sale went as smoothly as it did. Through the inspection period and closing, Eric remained calm, organized, and completely professional. In negotiation, he was measured and well prepared, answered every request with documentation rather than reaction, and worked out terms both sides could live with. The home sold as-is, at the top of the price-per-square-foot range for comparably sized homes in the neighborhood. Communication was excellent start to finish. As an out-of-state seller, I was never out of the loop, and never once had to chase him for an answer. If I could give a 100 starz I would. Brittany has been there from start to finish I mean every second. 2 years ago I didn't even think about being a homeowner and we have stayed in touch one day she called me and my whole life changed. She truly treats her clients like family. Every anxiety attack she was there to calm me down. Every question answered never missed a call.
